You will receive text message notifications from the appointment scheduling technology, ShowtimeTime. The text notifies you of the requested showing date/time. Simply respond to the text message with “Y” for YES to confirm. Learn more in the video below.
Our goal is to create the best buyer experience when showing your home. Getting your home “Show ready” is much like preparing for the marketing team. Also, It’s best if the buyer and seller do not meet until closing, so we suggest leaving 15 minutes before the showing is scheduled. Feedback can be extremely helpful when selling your home. After every showing I will reach out directly to the agent for feedback. Unfortunately, the reality is that less than 1/2 of agents respond to requests for feedback. The video below will explain how we can use feedback to our advantage.

Congratulations! We will send the contract to the closing attorney noted on page 1 of the contract. The attorney will reach out asking you to complete an “engagement letter,” which you will want to return directly to them ASAP.
Over the next 2 weeks inspections will take place. The appraisal usually happens week 2 or 3. Learn more in the video below.
It’s best if you treat due diligence inspections like showings. Most agents/buyers will schedule inspections in the same 2-3 hour block of time. While buyers can perform any number of inspections they would like most do a Home Inspection, Heating and Air inspection, and CL100/pest inspection. The appraisal will be ordered through a third party. The appraiser will reach out to us directly 1 day before they would like to visit the property. It’s best if you are present and greet the appraiser. Learn why in the video below.
The buyer’s agent will schedule a final walk. This typically takes place the afternoon/evening before closing. Plan on having all of your belongings out and the home cleaned - our cleaner recommendations.
Make sure to contact your mortgage/insurance providers to update them on your new mailing address. There may be an over payment or balance in your escrow account or policy that will be refunded to you.
